A Gas Safety Certificate (referred to as a CP12 in the trade) is a legally required document that proves a property’s gas fittings and appliances have been safety tested by a qualified Gas Safe registered engineer.
For the safety of their tenants, landlords and commercial property owners are required by law to ensure that their Gas Safety Certificates are renewed every 12 months.


What happens in an annual gas safety check?
You need to be sure your gas appliances and fittings are working efficiently and, most importantly, are safe to use. As a Gas Safety Certificate is only valid for one year, you must arrange for an annual inspection by a competent professional to achieve legal compliance.

The Gas Safety certificate will detail the address of the property in question, the date of the inspection and the Gas Safe engineer’s name and registration. It will also contain a list of each appliance or fitting, its location, current condition and what remedial action needs to be taken if a problem has been identified. Where necessary, the inspecting engineer has the power to declare an appliance or fitting unsafe.
