What is PAT testing?

If you provide your tenants with any portable electrical appliances in your rental property, you need to make sure they are safe to use. Portable Appliance Testing (PAT) is the name for the visual and electrical inspection that ensures each portable appliance is in safe working condition.

What is a ‘portable’ appliance?

The word ‘portable’ can be slightly misleading, as larger white goods and those fixed to walls require PAT testing. The general rule is that if there’s a plug on it, test it. After all, when it comes to electrical safety, it’s always better to be safe than sorry. Common examples of items that are PAT tested include:

If you’re a private landlord, you not only have to make sure any electrical appliances provided by you under the tenancy agreement are safe to use at the start of every contract. For longer tenancies, it’s best practice to have a PAT testing schedule in place, so you and your tenants can be sure any appliances remain up to standard.
